Preventative Maintenance

What We Do

The Preventative Maintenance Team helps prolong equipment life, ensuring HVAC systems operate in an efficient and optimal state.  This is achieved by following State and manufacturer standards which include routine visual inspections, scheduled filter and belt replacement, coil cleaning and motor lubrication.

If the equipment begins to present early signs of failure, the PM Team can detect and report it, saving department time and resources.

Preventative Maintenance Costs & Billing

The Central Plant Preventative Maintenance department is state funded to maintain and operate campus facilities as originally constructed and will perform routine maintenance at their own expense. The Central Plant Preventative Maintenance team may provide work beyond the scope of routine maintenance at the expense of the requesting department and pending approval.

Campus Services bills monthly for services performed through Service Requests and for any work orders that are completed for services outside of routine maintenance services.

NOTE: A Service Request form must be submitted for all work that is considered a billable service.

Routine Maintenance Services

Examples include but not limited to

  • Air filter replacement
  • Motor drive belt replacement.  Replacing loud, squeaky and worn belts.
  • Motor lubrication and adjustment
  • DX evaporator coil and hydronic coil cleaning
  • Exterior condenser coil cleaning
  • Building exhaust fan maintenance
  • Visual inspection and cleaning of equipment

Billable Services

Examples include but not limited to

  • HVAC requests for additional heating and cooling equipment out of want rather than necessity
  • Additional diffusers or diffuser modifications
  • Relocating wall sensors to accommodate office staffing and furniture location changes
  • Department-owned equipment installation
  • Temporary heating and cooling installation
  • Maintenance and repair of departmental equipment and appliances
